This guide walks Missoula County owners through four business license tasks: working out whether an address is inside City of Missoula limits, searching an existing license, applying, and renewing, plus finding zoning and permit records. Ivybend Advances, a small-business funding broker in Missoula, MT, publishes it; requirements themselves come from the city, county and counsel.
Task 1: city limits or county?
A Missoula mailing address does not settle it. ZIP codes follow postal routes, not municipal boundaries. According to the Census Bureau's 2020 ZIP-to-place relationship file, the City of Missoula covers 97.0 percent of ZIP 59801's land but only 22.0 percent of ZIP 59802's, and smaller shares of 59803, 59804 and 59808. A business with a 59802 or 59808 address may well sit outside the city.
Many nearby communities, including East Missoula, Orchard Homes, Bonner-West Riverside, Lolo and Wye, are unincorporated census-designated places. A business there has no city government; Missoula County is the local authority.
The reliable test is the property itself. Look the address up on the city's own address or zoning map, or ask the city directly, before you apply for anything.
Task 2: search an existing license
Before applying, check whether a license is already on file under the business name or address. Owners who bought an existing business, changed entity type or moved premises are often unsure. A search also shows a partner's underwriter what you will be asked about.
Task 3: apply
Gather the details before you start: the legal entity name exactly as registered with the state, any assumed business name, the physical address, a description of what the business does, and owner contact details.
A checklist before the license work
- The exact legal name from the state's entity records
- Any assumed business name the business trades under
- The physical address, confirmed inside or outside city limits
- The lease, or proof the owner may use the premises
- A one-line description of what the business does at that address
- Contact details for the person responsible for renewals
Task 4: renew
Put the renewal date in the same calendar as tax deadlines. A lapsed license can surface during underwriting and slow a request that was otherwise ready.
Zoning and building permit records
Leasing new space or remodeling raises two more questions: is the use allowed at that address, and does the work need a permit? Search the zoning map before signing a lease, and check for open or closed permits on the building.
Leasing commercial space in Missoula sets out the order of lease, permits, fit-out and funding.
Why a lending partner cares
Partners want to know the business can legally operate where it says it does. Copies of current licenses, the lease and any permits answer that in seconds. Missing ones raise questions that delay the file.
- Keep a folder with the current license, the lease, entity documents and recent permits.
- Make sure the name on the license matches the name on the bank account and tax returns.
- If the business moved, update the license address before applying for funding.
Next steps
With licensing settled, the broker process explains what happens on the first call. County-wide business counts are on the Missoula County overview, and other guides on the resources page.
